Crew placing roof slab rebar on a two-story concrete shell in Miami, skyline behind

Concrete shells, planned before the first pour.

Coll Structural builds the structural shell, from foundation to a completed, inspected structure, for single family homes and multifamily buildings across Miami-Dade, Broward, and Lee County. Our own crews, our own superintendents, and the preconstruction done before we mobilize.

Coll Structural did not start as a shell contractor.

It started as a general contractor and developer running ground-up projects across South Florida, hiring shell subcontractors, and running into the same problems repeatedly: pricing that moved once the pour started, schedules that slipped, and communication that went quiet mid-project.

The shell scope was eventually pulled in-house and self-performed instead. After enough projects, that stopped being a workaround and became a repeatable system, run with the same discipline as every other GC and development job. Coll Structural is that system, offered to the market.

Fast, because it is planned before it starts.

A stalled shell costs the owner carrying costs and costs us the same days. So the work that decides the schedule happens before we mobilize.

12–16weeks for a typical single-family shell, from the first foundation pour to handoff.

Preconstruction

We identify everything the shell needs, drawings, surveys, materials, crew, access, and inspections, and communicate it to the client before ground is broken. When we hit the ground, we hit it running, with nothing left to ask.

Technology

Schedule, budget, and field and daily reports run through BuilderTrend, the same system we run our own general contracting and development projects on, and are shared with the GC. Plans are taken off with AI-assisted takeoff software, layout is set with a total station, and progress is documented with drone photography. Pricing is line-item and tracked against the budget, not handed over as a flat number.

Incentive

The shell scope is priced and scheduled tightly. Every day lost costs us what it costs you, so moving fast is not a favor. It is how this scope makes money.

Leonardo Coll is a Florida-licensed general contractor with a civil engineering degree from the University of Miami and construction experience in South Florida since 2015. He runs Coll Construction, an active general contractor building ground-up projects across Miami-Dade, Broward, and Lee County, and built Coll Structural from the shell work his own crews were already self-performing on those jobs.

The field is 35 people on our own crews, under our own superintendents, with decades of combined experience building structural shells across South Florida. We self-perform masonry, formwork, rebar, and concrete placing and finishing.

Built for the work in between.

Large shell contractors are staffed and priced for towers and podiums, so single family homes and mid-size multifamily buildings sit below their minimums. Many small crews build well but are not set up to price line-item, schedule against a baseline, and document progress the way a general contractor does. Coll Structural is built for that range: self-performed shell work with general contractor systems.

Our own crews and superintendents. Line-item pricing tracked against your budget. A schedule set before we mobilize. One point of contact.

The discipline of a general contractor, applied to the shell.

Foundation to a completed structure.

Coll Structural builds the structural shell for single family homes and multifamily buildings. Taller buildings carry threshold-building inspection requirements under Florida law, so buildings of four or five stories are priced from the structural drawings. Larger projects are considered case by case.

Included
Surveys required for the shell, arranged and delivered. Foundation. CMU walls, tie columns, and tie beams. Elevated slabs and roof, trusses or flat concrete. Required inspections, through handoff.
Not included

Foundation
Survey layout, excavation, footings, and slab or stem wall to the engineered plan, with rebar placed and inspected before the pour.
Walls and columns
CMU laid and grouted, with vertical rebar and dowels, tie columns, and tie beams, built to the Florida Building Code, including the High-Velocity Hurricane Zone provisions that apply in Miami-Dade and Broward.
Slabs and roof
Hurricane-strapped trusses, or formed, shored, and poured concrete slabs and flat roofs. Pumped pours are planned and staged before the day.
Inspections
Required municipal inspections are scheduled with the building department and passed through structural handoff.

Preconstruction, then five build stages.

Materials, crew, and site dependencies are confirmed before mobilization, not worked out after the crew is already on site. That is what keeps the schedule from slipping once it starts.
